As we head into another summer season in Ocean Pines, we’re pleased to share a financial update that reflects responsible planning, strong performance, and continued investment in the systems that keep our operations running smoothly. Even with a softer start to the new fiscal year, our financial footing remains solid as we enter into an important part of our annual financial cycle.
Last fiscal year closed with very positive unaudited results, finishing approximately $457,000 favorable compared to budget. This success reflects disciplined budgeting and efficient amenity operations, which strengthen our reserves and support longterm planning.
It should be noted that Ocean Pines Association also just recently received a refund of approximately $31,000 from Chesapeake Employers Insurance due to our favorable workers’ compensation experience. This refund is a direct result of strong safety practices across the organization, and is an example of how safe operations reduce risk and lower insurance costs that ultimately influence Ocean Pines Association’s bottom-line.
The start of the current year has been a bit quieter than usual, largely due to the rainy Memorial Day weekend, which typically marks the unofficial kickoff to our busiest season. With several days of wet weather, outdoor amenities saw lowerthannormal usage, naturally softening early revenue. We are well positioned to absorb this very slight dip due to strong budgeting and the favorable performance achieved over the last several years. We look forward to our amenities getting back to consistently achieving revenue results in excess of budget in the upcoming summer months.
The Finance Office is now entering the annual audit period, an important step in ensuring transparency and accountability. The audit provides an independent review of our financial practices, and the fully audited results will be presented at our yearend Annual Meeting. This meeting gives residents a clear, detailed look at how the community’s finances are being managed and what priorities lie ahead.
In the coming months, we will continue focusing on enhancements to our Northstar ERP accounting system, strengthening both our financial controls and our operational efficiency. These improvements are designed to create:
More seamless workflows
Stronger internal controls
Better integration across departments
Faster, more accurate reporting
One of the most exciting enhancements is the expanded use of the Events Module for certain classes. This will allow us to streamline scheduling, registration, communication, and financial tracking. These enhancements reflect our commitment to modernizing operations and delivering a smoother, more connected experience for both residents and staff.
As we celebrate another year full of achievements, we look forward to another busy, successful season and a strong new fiscal-year ahead.
